Fixed fee scaled to lot count, covering all five phases from assessment through ninety days of post-transition stabilisation.

How it works

Five phases. Advisory only.

1.Assess

Review the current management agreement, examine the grounds for termination, gauge committee and lot-owner appetite, scope the transition risk. You leave this phase with a clear picture of what you're walking into.

2.Select

Run a structured RFP to evaluate replacement managers. Standardised scoring, reference checks, neutral facilitation. We don't tell you who to pick - we make sure you can defend the decision to your owners.

3.Offboard

Facilitate extraction of records, contracts, financial data, work orders, insurance details, contractor relationships, and resident contact lists from the outgoing manager. Close out the agreement cleanly.

4.Onboard

Facilitate ingestion of records into the incoming manager's systems. Brief them on building history and resident sentiment. Run resident communications through our platform so the change feels managed and simple as can be.

5.Stabilise

Ninety days of post-transition support. Our platform continues to capture sentiment and building history - giving the committee a clear before-and-after picture, and leaving the incoming manager with an institutional record that doesn't disappear when the next change comes.

We're not aligned with any strata manager. We have no preferred panel, no referral arrangements, and no financial relationship with the managers we put in front of you. When we run a selection process, the outcome is yours - not ours.

The founder ran one of these from the inside - the transition away from one of Australia's largest strata management companies to a new provider, at the start of 2024. Same problem, same mess, same gap in the market. The methodology came directly out of that experience.

Underneath it is a service design discipline - mapping how a service flows across people, systems, and points of handoff, and engineering it so nothing slips between them. We sit between the old manager and the new one so you don't have to.
